Here we have out latest tract home McMansion selling for less than brand new 6 years ago. This baby sports a rather modest 3500 sq ft.

MLS: R3149191 asking $395K
Purchased 8/2004 new for $490K

http://www.bcpa.net/RecInfo.asp?URL_Folio=513936024610

That is well over $100K after commission.

How does unloading at $395K affect the adjacent.

Purchased: 1/2005 for $576K
Purchased: 10/2004 for $486K

2500 sq ft Max.

Here is another MASSIVE tract home McMansion that after an asking price cut is now below the cost brand new over 6 years ago.
This baby is quite impressive in that it is sporting over 4400 sq ft.

MLS: F1092819 Original asking price $730K (not happening) so reduced to asking $612K.

Purchased: 8/2004 for $615K

http://www.bcpa.net/RecInfo.asp?URL_Folio=513936023260

Property appraiser says it is worth $464K.

2500 sq ft Max.

Ms J,
Your link 'Bank of America back to foreclosing', does not lead to that article.
Is BOA foreclosing again?
This whole scenario is getting unbelievably complex.
Great articles, I don't see this stuff anywhere else!
The implications this could have on housing are enormous right now.

$200K (33%) below brand new.

Funny, 5 years ago, when I adopted the handle $140 sq ft, everyone on the Sun Sentinel threads derided me, and made fun of me, saying we will NEVER see prices that low again.
These places are now selling for well under $100 per square foot, and dropping.
