Oh WOW!
Sorry to hear about your wrist, hope you get better soon!
I had an incident of tennis elbow some years ago that forced me to learn to write, eat, drink coffee, and everything else with my left hand.
Lasted about 6 months.
I empathize with you, and hope it heals quickly.

Here is a tract home McMansion foreclosure that is 1 day new to the MLS. This is not remarkable for the fact that the asking price is $1K under the brand new price 6 years ago or that this baby sports an impressive 4400 sq ft, but for the affect on the adjacents... which is huge.

ON MLS: D1392273 asking $435K
Purchased: 6/2004 for $436K (note: property appraiser says this thing is worth $368K)

http://www.bcpa.net/RecInfo.asp?URL_Folio=513936025240

Just how does this $435K asking price affect the adjacent.

Purchased: 6/2006 for $850K
Purchased: 10/2006 for $750K

Oh my my!

2500 sq ft Max.

Our latest tract home McMansion came on the MLS 9 hours ago. This one sports a rather modest 3800 sq ft, but is remarkable for its membership in the $.5 million loss club.

ON MLS: M1343666 asking $480K
Purchased: 2/2007 for $988K

http://www.bcpa.net/RecInfo.asp?URL_Folio=514031022240

That is a $508K (51%) loss in just 3 years.

How does a $480 asking price affect the adjacent.

Purchased: 4/2007 for $1,055,900 (this is not a typo, over million)
Purchased: 11/2008 for $548,800

Oh my my!

2500 sq ft Max.

Boy, that bites. Sorry to hear. I'm sure when it gets better prices still would not have hit bottom yet. Plenty left to blog about :)

Here's an interesting article in the Sun Sentinel today.

Foreclosure filings rose last month by 38 percent in Broward County as homeowners struggled with unemployment and "underwater" mortgages, RealtyTrac Inc. said Thursday.

Broward had 6,341 homeowners in some stage of foreclosure in March, up from 4,599 a year ago, according to the Irvine, Calif.-based company that tracks mortgage defaults nationwide. Broward had the eighth-highest foreclosure rate among Florida's 67 counties, with one in every 127 housing units receiving a filing.

Palm Beach County filings in March totaled 3,983, more than double the 1,509 in March 2009. The county had the state's 17th-highest foreclosure rate.
