Another Blipper goes down. This Deerfield Beach waterfront,listed as a short sale on Zip, MLS# F1016837 listed 1 day for the obscene price of $1 Mil Unfinished shell, no windows. Seller paid $915 in 2005 according to BCPA records, apparently for the privilege of tearing down the old house. These were the type of speculators who kept the prices of the waterfronts up long after the market peaked. The used home salesman mantra was "on sale for tear down price of only $1mi". I cannot imagine any one paying more than land value for this unfinished project, around $2-300k.
To put a perspective on the previous home I just posted, here comes another short sale, posted as pending several months ago, now BOM with a lower price. MLS #D1294513 Beautiful, 4900 sq ft waterfront, move in condition for $914k. Personally, it looks to me like it should go for $600-700k, but time will tell. Sun Trust took possession over a year ago now, and it's still languishing on the market. This is just one of numerous beautiful waterfronts in the area for under $1Mil
